 Beautifully located cottage just outside downtown (4km) Bengtsfors, Dalsland.


This cottage I situated very close to downtown Bengtsfors in the northern parts of Dalsland. It takes from the cottage into downtown 7 minutes by car. The property is a little bit over 47 000m²  (4.7 ha) and it does not have direct access to a lake,  although Lake Svärdlång is fairly close. It only take 10-12 minutes to walk down to the shore.

The house it's self is old but it has been rebuilt (1976) and refitted with modern appliances, such as electric stove and fridge.  The cottage has been in use between 1976-1998. It is now in the need of renovation.

There is one bedroom, the living room is quite spacious and can easily fit two beds plus couch and TV.  The cottage is roughly 50m²

The location of the cottage is truly UNIQUE. It's really close to town, yet still very far away and solemn. There's absolutely NO traffic by the cottage.  It is the last cottage on a dead end street. The next lot neighbor is approx. 400m away,  on a separate road.

There is a traditional double seated outhouse, also including a storage shed (30m² about 15m from the cottage with NEW roof).  A work shed (Approx. 10m² and 5m away) with electricity and plumbing. Under the work shed there is an old "Cooling room", where in the old days people stored food during the summer. 10 years ago 2 ha evergreen was logged but the close Surrounding trees have purposely been cut down VERY sparingly.

The cottage property is registered as "Jordbruks fastighet", and this generates many benefits: I.e. No building permits necessary,  exclusive... Moose, Deer, rabbit, hare, bird, fox etc. hunting rights included in purchase.

                       A lot of work is needed on the cottage.
